So, why are some Home-Owners in Cortijo Cabrera Poligono 1 so unhappy?
- They feel that the Developers have, one way or the other, avoided paying maintenance costs for the Urbanisation since 1993. Some home-owners believe that the avoided costs may total as much as € 1,800,000.
- The Developers have sought to foist Infrastructure costs (Water infrastructure, and more recently Electrical infrastructure costs totalling €198,000 plus interest) onto the Home-owners.
- The Junta has been distant from the Home-Owners and does not believe that it is answerable to them. The Junta Developers have the vast majority of Voting rights and can simply vote through whatever they wish to spend using the Home-Owners fees. They are even proposing to take out loans on behalf of the Home-Owners.
- It is felt that the administration has effectively held back the development of Cabrera with their approach.
- The Home-Owners are currently paying full IBI tax (Council Tax) to the Town Hall. In addition, they are paying Junta fees to cover the services that the Town Hall should be providing. The Town Hall is not providing the services because the Developers have not met their obligations in terms of the development so the Urbanisation is not complete. Effectively, the home owners are paying ‘double IBI’ with no real control over how their Junta fees are spent.
- The Junta administration do not seem to be abiding by either the statutes of the Junta de Compensacion or the so called 1993 “ Agreement” for that matter.
- It is unfair to prospective purchasers in the area if they are not fully informed of the way in which our Junta de Compensacion operates.
